Why finance overseas?
- This normally allows you to maximise the tax efficiency of the investment – for example, in France (as in Ireland) you can receive a tax deduction for mortgage interest against your rental income.
- Interest Rates can be more competitive than equivalent rates at home

Lenders in different countries have difference legislative criteria to meet as well as their own lending rules – it is worth noting that mortgage costs tend to be higher than equivalents in Ireland. For example, a mortgage arrangement fee is not unusual in many countries (usually 1% of the loan amount).
